How do you find the right properties without Brokers? Cold-canvassing in the neighborhoods, putting out flyers door-to-door, running ads, paying "bird dogs", direct mail, and contacting lenders all helps. Looking for people to whom "creative finance" boiled down to placing 2nd and 3rd.loans against properties. These virtually guarantee feasible properties In foreclosure situations.

I still get ridiculed today from my peers. This simple $8.00 or $9.00 a month expense has been an instrumental tool in my real estate investing. Never call it a pager, call it your answering service. (Perception is reality.)
Let’s begin with getting the pager first. Here are the features you need. Start with a voicemail pager. Make sure it has a greeting, and plenty of space for voice messages. Unknown to many, the greeting can be extended from the usual eight seconds up to 20, 30, or even 60 seconds at no additional cost. Get the most greeting time possible. First of all, I must admit, my job as a police officer, plainclothes detective, and about 7 years as an undercover police detective had to be about the best job on the planet… or at least I thought so. FYI, myself along with most police officers think firefighters are the crazy folks on the planet.
The public and the firefighters believe the police officers are nuts. Here’s our position, short and sweet. Here’s what most police officers hear…”but a bad guy can come after you with a gun”… our replay is “OK, then duck or just shoot him or shoot back.”

Negotiating to Stop a Foreclosure Monday, March 31, 2008 (218 reads)
If you go to foreclosure sales, the sale of many of the houses scheduled for sale is postponed at "beneficiaries’ request". This means that something has happened to make the lender think it is going to be paid off in full. Usually, when a loan is in default for a few months, the loan file is handed off to the "Loss Mitigation Department". The house had been sitting forlornly vacant on a full acre of suburban land when it was spotted by an entrepreneur. A cursory search of the title records revealed that it was owned in the name of a couple. A search of the telephone records of a three country area revealed that each of the partners had a telephone in a different area code.
At this point, it was obvious that some sort of personal situation had caused the house to be abandoned.
