Rent to-Own and Lease/Options Friday, February 01, 2008 (235 reads)
There are two main reasons why landlords offer tenants a Lease/Option on rental houses: They want higher rents, but don’t necessarily want to sell their house; or they do want to sell their house and want to give the occupant a chance to either clear up bad credit scores, or save up a down payment, or earn some kind of rental credit attributable to rents paid or improvements made. Denis Koelsch got into real estate in St. Petersburg Florida in 1971, upon graduating from college with a general business degree. He worked as general real estate agent learning all aspects of the business, but gradually found that ownership of real estate was much more rewarding than agency.
Denis found that he could work with investors who wanted to own real estate also, but didn't want any of the work associated with real estate ownership. Denis came up with a plan in the 1970's where he would find the investment home, negotiate the deal, manage the property in exchange for half of the ownership, all the investor had to do was pay the down payment for the other half of the property.
Denis put together a nice portfolio of homes through his patience, perserverance and hard work, that both he and his investors are very happy with.

A real estate Option is the most useful of all real estate tools when it comes to making money. Not only can it control future profits, but also current profits when used for that purpose. We are all familiar with the benefits of Optioning land at a given price, then getting it rezone for a higher use, or finding a builder/developer who will joint venture to increase its value, or putting a mobile home on it to increase its value before exercising it.
