One of my subscribers owned a small Mobile Home park that barely escaped the wrath of Hurricane Katrina. The onslaught of homeless and workers being rushed into the area made rental space command premium prices.   Just prior to this time, his park had been about 70% full, so he’d begun renting overnight spaces to RV owners to augment his cash flow. He found he could double them up on a single Mobile Home lot without any complaints, and that gave him a break through insight.

          One fellow I know has decided to see if he can’t emulate my Arizona entrepreneur in a slightly different way. He owns a small family farm on which he has run a cow/calf operation for several years while he raised his kids. Now that they have grown up, he has cut up his land into two-acre plots and turned his farm into a re-manufacturing facility.

There are re-hab opportunities with remarkable profits for those who are wiling to work for their money. The key to refurbishing a Mobile Home is to try to make it seem as much like a new stick-built house as possible, within the bounds of good sense. In any event, you want a prospective buyer to be able to be proud of his home and not to feel that it is old and obsolete.

There are a couple of other ways to look at a Mobile Home park, as a land bank and as a soil bank. Here's what I mean. Under current tax laws, there is little benefit in holding raw land for speculation. But with a Mobile Home park, it can make sense.

As hoards of seniors moved out or parks within a very short period of time, this caused considerable financial distress for park managers as they saw some of their oldest residents abandon their home sites. They saw desirable tenants and homes being taken out of the park along with a major portion of their cash flow, only to be replaced with less desirable tenants with troublesome kids and dogs.

          Mobile Homes on individual lots provide many opportunities for profit. One entrepreneur in Nevada found an entire neighborhood filled with Mobile Homes on their own individually owned lots. Unlike a conventional manufactured housing condominium community, there were neither association fees nor regulations. He set out to make the most of this.

Introduction to Mobile Home

Let's start at the beginning. For the past three decades or so, one third of all single family homes have been built in factories and brought to the site for installation and/or assembly. Included in these figures are MODULAR HOMES and PANELIZED HOMES. These are usually trucked in and placed on previously prepared foundations where the components are bolted together. These shouldn't be confused with Mobile Homes.
